Process
The process of managing a property, whether it is a single or multi units, could be quite daunting, and it takes a high level of professionalism and organizational skills to pull off without a headache. There are a number of key factors to be considered, which will include, but by no means limited to; finding, screening and keeping tenants, signing a lease, maintenance and repairs, staying current on laws & regulations, evicting of tenants or ending a lease, building repairs.

The Initial Interview:
At receipt of your email or telephone inquiry, we will arrange an initial meeting to discuss the property or properties in question. This will either be a face-to-face meeting or done over the telephone.
At the meeting, we will explain how this agreement works; our approach, duties, objectives and goals. You will also be duly informed of our charges and when they apply. Once there is a meeting of minds, you will be inclined to peruse and sign our management agreement.
The Contract:
Our Management Agreement is pretty standard, yet unique in its own way. Like any other contract, it is the trigger needed by us, in order to take over the management of your property. You are advised to digest its contents and be absolutely sure that it covers your legal requirements, before signing it. You may also want to have it reviewed by your legal advisors.

The Introduction:
Once a business relationship has been established, we will introduce ourselves to current occupants of the property in question by way of a letter, informing them that WingSpan Property Management now manages the property. This letter will include our contact details, and the name of the contact person. If not already in place, we may also give the tenants a set of residential rules and regulation.
Inspection & Valuation:
A complete inspection of the property or properties will at this point, be arranged. Please note that for occupied properties, a forty-eight (48) hour notification will be given. The client may or may not attend this meeting.
Here, we will identify the key selling points in your property, suggest decorative ideas, and discuss any issues that may require your immediate attention. We will also touch on areas which may require improvement in order for us to manage your property successfully. We will arrange for professional pictures to be taken and in some cases, produce floor plans and dimensions. We will also evaluate rents, in line with the market rates, and put a marketing plan in motion.
A valuation of the property will be done for the purpose of deciding the worth of the property, and it may further assist us in determining the cost of maintaining the property. In the unusual case of the property in question, going through the process of being purchased by our client, we would highly recommend a Homebuyer Survey by a certified surveyor.
We will produce a report within seven (7) business days of completion of inspections. This will include a detailed accounting of all expenditures, proposed rental income, a breakdown of outgoings, and your monthly or quarterly expectations.
Appointment of Building Managers:
In accordance with Title 25, section 42,every residential building with16 or more units is required to have a resident manager.
We will appoint a resident manager and a maintenance manager after the inspections. WingSpan Property Management prides itself on providing world class management services, and therefore employs only the best workers in the field. We run both professional and criminal checks on all applicants and appoint those managers that have the organizational skills and experience needed to meet our standards. If required, additional training will be provided.
Marketing:
We use various tried and tested mediums to advertise our properties. Of all, the internet is by far the most popular and most cost effective. We have registered with a number of top property search sites, where we get most of our leads from. We also advertise in local newspapers and magazines, and our team of leasing agents are ever ready to do the ‘leg-work’.
